Committee of Adjustment

That this Committee of Adjustment meeting held on October 23, 2024 come to order at 6:00pm.

That the Committee of Adjustment minutes dated September 25, 2024 be adopted as presented.

That the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Township of Springwater, the characteristics of the land in question and its surroundings as addressed in the Planning Report on the application dated October 23, 2024, the correspondence received and information presented at the hearings held on October 23, 2024, and the discussion on the matter, hereby APPROVE application A30/24.

That the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Township of Springwater, the characteristics of the land in question and its surroundings as addressed in the Planning Report on the application dated October 23, 2024, the correspondence received and information presented at the hearings held on October 23, 2024, and the discussion on the matter, hereby APPROVE application A31/24.

That the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Township of Springwater, the characteristics of the land in question and its surroundings as addressed in the Planning Report on the application dated October 23, 2024, the correspondence received and information presented at the hearings held on October 23, 2024, and the discussion on the matter, hereby APPROVE application A32/24. 4.4. Minor Variance Application A33/24 (Geranium): Submitted by Geranium regarding lands with no municipal address and legally described as Block 256 on Plan 51M-1252, former Township of Vespra, now in the Township of Springwater, being Roll No. 4341 010 003 31571. The purpose and effect of the application is to permit a reduced front yard setback of 5.9 metres (19.3 feet) and a reduced exterior side yard setback of 6.9 metres (22.6 feet) for a park pavilion, whereas Sections 31.3.4 and 31.3.7 permit a setback of 10.0 metres (32.8 feet) for the front yard and exterior side yard, respectively. Harte, Applicant No members of the public made oral submissions. Member Sokach asked Planning staff for clarification on how the pavilion was constructed with reduced setbacks. That the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Township of Springwater, the characteristics of the land in question and its surroundings as addressed in the Planning Report on the application dated October 23, 2024, the correspondence received and information presented at the hearings held on October 23, 2024, and the discussion on the matter, hereby APPROVE application A34/24.

That the Committee of Adjustment, having given consideration to the applicable provisions of Section 53 of the Planning Act, the Official Plan of the Township of Springwater, the characteristics of the land in question and its surroundings as addressed in the Planning Report on the applications dated October 23, 2024, the correspondence received and information presented at the hearings held on October 23, 2024, and the discussion on the matter, hereby APPROVE applications B17/24 & B18/24, subject to conditions.

That this Committee of Adjustment meeting held on October 23, 2024 does now adjourn at 6:57pm.
